About the Developer

Lodha

Lodha was founded in 1980 by Mangal Prabhat Lodha in Mumbai and has grown, over 45 years, into one of India's largest publicly listed real estate companies. Formerly incorporated as Macrotech Developers Limited, the company renamed itself Lodha Developers Limited in June 2025, aligning its corporate identity with the consumer brand that millions of homebuyers across India already recognised. Listed on the NSE and BSE since April 2021, Lodha recorded pre-sales of approximately Rs 17,630 crore in FY25 — roughly 23 percent growth year-on-year — and carries a market capitalisation exceeding Rs 92,000 crore as of mid-2026. The business is now led by MD and CEO Abhishek Lodha, the founder's elder son.

Lodha operates as a vertically integrated developer, managing land acquisition, design, construction, and post-handover services under one roof. This integration gives buyers a single accountable entity across the entire development cycle, from site selection to possession. The company applies what it describes internally as a whole-systems approach to building — spanning structural engineering, sustainable energy, water management, and landscaping — tested at scale inside Palava City, its 4,000-acre greenfield smart city near Dombivali, which already houses more than 170,000 residents and is planned for a population exceeding one million.

The portfolio spans the full residential spectrum: from affordable apartments under the Casa by Lodha sub-brand to ultra-luxury addresses including the 77-storey Trump Tower Mumbai at Lower Parel and No. 1 Grosvenor Square in London's Mayfair. Commercial offerings include the iThink and Excelus Grade-A office campuses, high-street retail inside Palava, and the Lodha Industrial and Logistics Park, which counts Skechers among its tenants and built India's tallest warehouse — 24.5 metres — at Palava. Over more than 100 completed projects, Lodha has delivered in excess of 65,000 homes totalling more than 85 million square feet of developed space.

Lodha's stated philosophy — "Building a Better Life" — is reflected in two concrete commitments beyond the project boundary. Through Lodha Philanthropy Foundation, CEO Abhishek Lodha transferred approximately 18 crore shares to fund initiatives focused on women, children, environmental sustainability, and the preservation of Indian culture, with a total commitment of around 2.5 billion US dollars to philanthropic causes. The company established the Lodha Net Zero Urban Accelerator in 2022, partnering with RMI to reduce embodied and operational carbon across its developments. In 2025, Lodha became the only Indian real estate brand listed on Newsweek's World's Most Trustworthy Companies ranking, evaluated from a global pool of over 30,000 brands.

What Makes Us Different

Our Specialties

Integrated Smart City Development

Integrated Smart City Development

Palava City near Dombivali is Lodha's most ambitious undertaking: a 4,000-acre greenfield township begun in 2008 that already houses more than 170,000 residents. It incorporates Grade-A offices, a retail mall, schools, a logistics park, and residential towers across every price segment — demonstrating Lodha's ability to plan and deliver an entire urban ecosystem rather than isolated towers.

Ultra-Luxury Residential

Ultra-Luxury Residential

Lodha's luxury residential output includes Lodha Altamount on Mumbai's most prestigious road, the 77-storey Trump Tower Mumbai at Lower Parel, and No. 1 Grosvenor Square in London's Mayfair — acquired from the Government of Canada in 2013 for Rs 3,120 crore. Global design collaborators have included Armani/Casa, Philippe Starck, Jade Jagger, and architects Pei Cobb Freed.

Affordable and Mid-Income Housing

Affordable and Mid-Income Housing

Through the Casa by Lodha sub-brand, the company brings the same construction and delivery standards to the affordable and mid-income segment. Roughly 60 percent of Lodha's revenue derives from this segment, with active projects in Thane, Dombivali, Pune, and Bengaluru offering 1 and 2 BHK configurations backed by full RERA registration on every project.

Grade-A Commercial Offices

Grade-A Commercial Offices

The iThink, Excelus, and Supremus office sub-brands deliver Grade-A workspace across the Mumbai Metropolitan Region. iThink Palava sits inside Palava City's Central Business District on Kalyan-Shil Road, offering single-floor tenancy, double-height ceilings, and natural light. Commercial assets have previously been acquired by institutional buyers including Singapore-based Varde Partners and Tata Group's Trent retail arm.

Industrial and Logistics Parks

Industrial and Logistics Parks

Lodha Industrial and Logistics Park operates Grade-A warehousing in Mumbai, Haryana, and Tamil Nadu. Its flagship facility at Palava is entirely leased out; a Skechers warehouse there — 1.1 million sq ft, 24.5 metres tall — is one of the largest in Western India. The park serves multinationals and domestic businesses across textiles, automotive, IT, and fast-moving consumer goods sectors.

Built In-House

Excellence at Every Level

As a vertically integrated developer, Lodha controls design, construction, commercial operations, logistics infrastructure, and design advisory under one organisation. Buyers benefit from a single accountable entity across the full development lifecycle — reducing coordination gaps, shortening timelines, and maintaining consistent quality from groundbreaking through possession and beyond.

Residential Development

Lodha's core residential arm covers the full market spectrum, from affordable Casa by Lodha apartments to ultra-luxury towers. More than 65,000 homes have been delivered across Mumbai, Thane, Pune, Hyderabad, Bengaluru, and London, with over 40 active projects currently under construction across these geographies.

Commercial Offices

The iThink, Excelus, and Supremus brands deliver Grade-A office campuses within Lodha's mixed-use developments. These spaces are designed for companies ranging from SMEs to multinationals, with single-floor tenancy options, full DG backup, and integration into live-work-learn-play ecosystems such as Palava City.

Lodha Industrial and Logistics Park

LIP develops and operates Grade-A industrial plots, suburban warehouses, and in-city distribution centres. Operational parks span Mumbai, Haryana, and Tamil Nadu. The Palava parks are fully leased, with tenants including Skechers, and the platform is expanding along the Delhi-Mumbai Industrial Corridor and Dedicated Freight Corridor in Haryana.

Studio Lodha — Design Advisory

Operating out of London, Studio Lodha is a dedicated interior design practice that supports Lodha's UK portfolio, which includes four prestigious central London addresses. The studio ensures design coherence across ultra-luxury developments and advises private clients through the Lodha Partners strategic advisory service.

Lodha Philanthropy Foundation

Formalised through a transfer of approximately 18 crore shares by CEO Abhishek Lodha, the Foundation channels resources into women's empowerment, children's education, environmental sustainability, and the preservation of Indian culture. It also funds the Lodha Theoretical Physics Institute, whose founding director received the 2025 Wolf Prize in Physics.
