Wadala East is where Lodha built one of its largest single-location residential commitments in Mumbai: New Cuffe Parade. Lodha New Cuffe Parade spans 20 acres and is strategically located near Atal Setu, offering seamless connectivity. The township sits off the Eastern Freeway near the former Wadala Truck Terminal, on land that Lodha has spent over a decade converting from industrial use into a multi-tower residential and retail precinct.
Lodha Group was founded in 1980 by Mangal Prabhat Lodha. Lodha started off by building middle-class homes in Mumbai's far-flung suburbs before moving toward larger-scale and higher-value developments across the city. The group has delivered landmark projects such as Palava City, The World Towers, Lodha Park, Lodha Bellissimo, and Lodha Altamount. In 2021, Lodha completed Macrotech's long-delayed IPO, and the listed entity, now trading as Lodha Developers, has since remained one of the more actively tracked residential names on Indian exchanges.
Wadala itself has been part of Lodha's institutional dealings for over a decade, well before New Cuffe Parade's towers took their current shape. The retail division of the Tata Group, Trent, paid over INR 1,350 Cr to the Lodha Group for an office tower of 29 floors in Wadala, South Central Mumbai. That transaction signalled early institutional confidence in the same stretch of Wadala East where the residential township has since expanded.
The project is structured as a cluster of high-rise towers rather than a single block. The towers at Lodha New Cuffe Parade include Lodha Elisium, Lodha Dioro, Lodha Enchante, Lodha Gardenia, Lodha Altia, Lodha Estrella, Lodha Evoq, Lodha Aura and Lodha Lumis. Seven towers have already received Occupation Certificates, with families residing on-site, and the community has grown into a settled neighbourhood rather than a construction site. Lodha New Cuffe Parade is a thriving community with 2100+ families residing here.
Open space is a defining feature of the layout. The development carries open space of 15 acres, three times the size of Wankhede ground, with an IGCSE school, Jain and Ganesha temples, and connectivity to BKC, Fort and the suburbs. Within the township boundary, residents draw on a self-contained retail and service layer: a prestigious IGCSE board school, commercial offices, retail outlets, and diverse dining options including Starbucks, New Cuffe Parade Social, Pizza Express, as well as Jain and Ganesh temples, banks, and grocery stores.
New Cuffe Parade's positioning was chosen for its junction value rather than proximity to any single business district. The development is located at the meeting point of the BKC-Sion Elevated Road, the Eastern Freeway, and the Eastern Express Highway. From here it takes 10 minutes to BKC via the BKC-Sion Connector, 20 minutes to Fort via Eastern Freeway, with the site adjacent to an upcoming metro station on the Wadala-Thane metro line and easy access to the monorail and all three suburban railway lines. For hospital access, Sion Hospital is approximately 12 minutes away, and for schooling needs outside the township, Lodha Oakwood School is around 5 minutes away from the development.
The wider infrastructure pipeline around Wadala reinforces this positioning. Infrastructure such as Eastern Freeway, Monorail, and BKC Connector has sharply reduced commute times, changing Wadala's real estate outlook, and the trans-harbour link has extended that reach further east. The Mumbai Trans Harbour Link stretches over 21.8 km, connecting Sewri and Nhava Sheva, and was inaugurated in January 2024, with Wadala among the areas named as being impacted by the corridor. A further upgrade is on the horizon: a proposed 6.9-kilometre extension of Metro Line 11 is planned to connect Wadala to Gateway of India through Dharavi up to Bandra.
Wadala's transition from an industrial and warehousing belt to a residential micro-market is reflected in current pricing. Property rates in Wadala currently range from roughly Rs. 22,930 to Rs. 34,518 per square foot. Rail access remains a core part of the area's appeal: Wadala is a central suburb in East Mumbai that connects to Dadar, Sion, and Worli via the Harbour line. Other large developers have followed the same read on the market — Raymond's real estate arm entered Wadala through a joint development, its first foray into the locality, underscoring how the area has moved from a single-developer story toward a broader residential corridor. Against that backdrop, Lodha's New Cuffe Parade remains the largest and longest-running integrated residential township in Wadala East, giving it a settled ecosystem of schools, retail, and open space that newer entrants in the locality are still building toward.
