Lodha's presence in Upper Thane is anchored by two connected ideas: a large-format township and a curated low-density enclave built along the same infrastructure spine. Lodha Upper Thane is located on Thane-Dombivli Link Road, off Mumbai-Nashik Expressway, near Anjur, roughly 200 acres in size, and this same corridor is where Lodha has placed Lodha Belmont, its Art Deco-inspired residences within Richmond County. The two developments are not the same address, but they belong to the same growth belt that Lodha has been building out for over a decade, and a buyer evaluating Belmont is effectively buying into the infrastructure, scale and long-term township economics that Lodha has already established a few kilometres away at Upper Thane.
Lodha Belmont is described as the first Art Deco-inspired high-rise chapter within Richmond County, introducing a low-density living format inspired by the Art Deco design language that shaped Bombay in the 1930s. The design is curated by architect Hafeez Contractor, the same architect Lodha has used across its other Thane and Upper Thane developments, giving the corridor a consistent architectural identity. Over 70 per cent of the development is kept as open space, with landscaping by P Landscape Bangkok, unfolding as gardens, courtyards and tree-lined boulevards. Amenities include a clubhouse of over 45,000 square feet, Art Deco-inspired pools, sky sports facilities, a library, a co-working space and a meditation pavilion. The project sits within Richmond County, a 75-acre curated neighbourhood on Richmond Drive, positioned away from the density of the city while remaining connected to it. Listings tracking the launch note that Belmont's 3 Bed and 3 Bed-with-Study residences within Richmond County were introduced from roughly ₹1.70 crore onward, positioning it as a premium, low-rise-density product distinct from Lodha's larger mid-income towers elsewhere in Upper Thane.
Before Belmont, Lodha had already committed significant land and capital to the same corridor through Lodha Upper Thane. That township spans roughly 200 acres, with more than 80 per cent of the development kept as open space, and it comprises 24 towers, around 3,000 units, across towers of up to 30 floors. It was designed as a walk-to-everything development, where the club, school, retail and dining are meant to be a 2, 5 or 10 minute walk from home, and it includes a cricket ground, football field, a temple, Euro School and a 50,000 sq ft clubhouse called The Nest. This scale matters for a Richmond County or Belmont buyer because it demonstrates that Lodha treats the Upper Thane belt as a long-horizon investment rather than a single isolated project, which typically translates into sustained infrastructure spending, retail footfall and social infrastructure buildup around every Lodha address in the corridor, Belmont included.
The case for this stretch of Thane rests heavily on a handful of road and rail projects that Lodha itself has flagged as reasons to buy here. MMRDA has built a 6-lane, 960-metre bridge linking Viviana Mall-Majiwada via the Mumbai-Nashik Expressway and the newly built Thane-Dombivli Link Road, home to Lodha Upper Thane and Lodha Villa Royale, cutting the drive to Dombivli to about 20 minutes. The ongoing widening of the Mumbai-Nashik highway to 8 lanes is expected to bring Viviana Mall within about 15 minutes, while the Thane-Dombivli link road brings Dombivli (W) station within roughly 10 minutes. The area also sits within the ambit of the Mankoli-Dombivli link road and bridge over the Ulhas river, and the planned Mumbai Metro Line 5. For Richmond County and Belmont residents on Richmond Drive, this same road network is what shortens the commute toward Thane's established business districts.
The corridor already has schools and colleges nearby, including Singhania School, Billabong International School, Euro Kids and Lodha World School, along with a dedicated bus service to Thane and Dombivli. Corporate hubs at Thane, Airoli and Ghansoli, with occupiers such as Deloitte, Voltas and Blue Star, along with Mindspace IT Park and Reliable Tech Park, are within a short drive. Established retail and healthcare landmarks in Thane city, such as Viviana and Korum malls and hospitals including Jupiter, Bethany and Vedant, remain accessible from the corridor. This is the same social infrastructure base that a Lodha Belmont resident at Richmond County draws on, even though Belmont itself is positioned as a lower-density, more insulated address within Richmond Drive rather than inside the larger 200-acre township.
Lodha was founded in 1980 by Mangal Prabhat Lodha, starting with affordable housing in Mumbai's suburbs before expanding across the Mumbai Metropolitan Region and Pune. Over time it has developed more than 65,000 residential homes across Mumbai, Thane, Hyderabad, Pune and two projects in London. The company, listed on the NSE and BSE, reported revenue of roughly ₹13,779 crore in fiscal 2025. In Thane specifically, Lodha's portfolio spans multiple registers, from the large-format township at Upper Thane to premium low-density projects such as Belmont, alongside other listed developments including Lodha Élanor, Lodha Stella, Lodha Splendora on Ghodbunder Road and Lodha Amara, giving the group a presence across price points and product types within the same city.
