Independent market trackers describe the broader Dombivli East range as ₹7,500 to ₹15,300 per sq ft for new RERA projects, a wide range due to the premium Palava township at the top end and affordable Shilphata Road projects at the lower end. The same analysis notes that Dombivli East has averaged 18-22% annual appreciation over the last five years, with Palava City specifically delivering 25-30% CAGR for early buyers.
Lodha entered Palava as a developer already restructuring itself from a Mumbai high-rise specialist into a national platform: the group listed as Macrotech Developers in 2021 and formally reverted its corporate name to Lodha Developers in June 2025. Macrotech Developers officially changed its name to Lodha Developers effective 16 June 2025, and is among the largest real estate developers in India that has delivered with scale since the 1980s.
