Lodha (formally Lodha Developers Limited) is a Mumbai-headquartered real estate company founded in 1980 by Mangal Prabhat Lodha. From those beginnings, the company has grown to generate more than ₹17,600 crore in annual sales. Across its portfolio, Lodha has delivered over 60,000 residential homes, with a presence spanning Mumbai, Thane, Pune, Bengaluru, Hyderabad, and London. The company is also credited with developing Palava, an integrated smart city in Dombivali near Mumbai. Listed as Macrotech Developers in April 2021, the company was renamed Lodha Developers Limited in June 2025.
Realty firm Lodha Developers has partnered with MRG Group to develop two real estate projects in Gurugram, with a combined revenue potential exceeding ₹3,600 crore — a move that marks the Mumbai-based developer's entry into the Delhi-NCR housing and commercial real estate market. During an October 2025 investor call, Managing Director and CEO Abhishek Lodha mentioned that Gurugram would likely become the company's first focus in NCR. Global real estate consultant Cushman & Wakefield advised MRG Group on the transaction.
MRG Group contributes strong local expertise; Lodha brings brand trust, execution capability, and design innovation. The project Lodha Golf Course Extension Road, situated in Sectors 65–66, is the residential and mixed-use expression of that partnership on one of Gurgaon's most active development corridors.
Lodha Golf Course Road is a forthcoming residential development by the Lodha Group situated on the Golf Course Extension Road corridor of Gurugram. The project provides 2, 3, and 4 BHK apartments combining modern design and high-end finishes. It is also a mixed-use project designed to incorporate commercial spaces, giving residents daily convenience on-site.
The project benefits from its positioning on Golf Course Extension Road, offering access to major employment hubs such as Cyber City, Golf Course Extension Road commercial belt, and Udyog Vihar. With a combined revenue potential in excess of ₹3,600 crore, the projects aim to establish new benchmarks in premium commercial and residential developments in Delhi-NCR, according to MRG Group's public statement.
For a developer whose domestic portfolio includes landmark addresses such as Lodha Altamount, Lodha World Towers, Lodha Bellissimo, Trump Tower Mumbai, and Lodha Park, the Gurugram foray carries design and construction expectations that are already well-established in the market. Under Abhishek Lodha's leadership, the group generated revenue of ₹13,780 crore in FY25, providing the financial depth to execute at scale in a new geography.
Golf Course Extension Road is an 8.5-kilometre stretch that connects Golf Course Road to Sohna Road. The road has been widened to eight lanes, and a new underpass is under construction to decongest it at the Sohna Road intersection. Sectors 65 and 66 sit mid-corridor on this stretch, where residential density, commercial supply, and social infrastructure have matured enough to support a branded entry of Lodha's scale.
Sector 65 is located along the Golf Course Extension corridor in southern Gurugram; its daily movement is supported by Golf Course Extension Road, Southern Peripheral Road, and Sohna–Gurgaon Road, with direct runs toward Rajiv Chowk and NH-48. HUDA City Centre Metro is about 9 km away, and Indira Gandhi International Airport is roughly 25 km away.
The operationalisation of the Dwarka Expressway in early 2025 reorganised the way commuters move between West Delhi, the airport, and South Gurgaon. The Extension Road now offers a five-to-eight-minute window onto the Southern Peripheral Road, which in turn feeds NH-48 within 15 minutes. This infrastructure shift is material for a Lodha buyer whose priority is both liveability and capital preservation.
Gurgaon's residential market closed the first half of 2025 with weighted average capital values climbing 8 to 12 per cent year-on-year across the premium and luxury bands, according to Anarock's H1 2025 residential snapshot for NCR. The Golf Course Extension Road belt absorbed a disproportionate share of new luxury launches between Sector 58 and Sector 65, with sectors closer to the Sohna Road–SPR interchange recording the highest absorption velocity in two years.
The approximate price for buying apartments in Sector 65 stands at ₹20,000 per sq ft, while Sector 66 has seen year-on-year apartment price appreciation averaging 3.8%, with approximate values of ₹19,250 per sq ft. These are baseline resale figures for existing inventory; a new Lodha launch on this corridor would price above the sector average, consistent with the brand's positioning across all its other cities.
Within Gurgaon, destination preference has moved from the traditional Golf Course Road and DLF Phase V pockets toward the Extension corridor, a function of larger floor plates, newer construction standards, and the fact that a given budget buys meaningfully more carpet area here than in Sector 42. The buyer profile is also evolving: the Extension corridor is drawing founders exiting their second venture, senior pharma and SaaS executives, and a growing cohort of Gulf-based NRIs who treat Indian residential not as a remittance vehicle but as a primary asset. This is a buyer segment Lodha has served for decades in Mumbai and Pune.
The Golf Course Extension Road area is home to reputed schools and colleges including The Heritage Experimental Learning, DPS International, St. Xavier's, and Shalom Presidency School. The area also hosts notable commercial landmarks including Worldmark Gurgaon, IFC, M3M Golf Estate, M3M 65th Avenue, and several luxury hotels such as the Grand Hyatt and Lemon Tree Red Fox.
Park and Artemis are among the trusted hospitals in the immediate vicinity, while Ardee Mall and WorldMark Gurugram are accessible shopping destinations nearby. Sohna Road — one of the fastest-developing commercial corridors, with a substantial number of office spaces, IT parks, and business centres — runs within 5 to 10 km from Sector 65. For residents of a Lodha project here, the catchment for schools, healthcare, dining, and employment is already in place.
Pre-sales for Lodha reached a record ₹4,510 crore in Q3 FY25 (October–December 2024), marking a 32% year-over-year increase and the highest quarterly figure in the company's history. In its early years, Lodha built its reputation through timely execution and quality construction — a reputation that translated into institutional investor confidence: the group built a broad investor base comprising Deutsche Bank, JP Morgan, ICICI Bank, HDFC Ventures, and State Bank of India.
Any further tightening of the Haryana RERA framework around possession penalties will separate disciplined developers from over-leveraged ones, and that separation will eventually show up in resale velocity. For a buyer choosing between a local developer and a nationally listed one with a 45-year delivery record and FY25 revenue of ₹13,780 crore, that distinction is not abstract — it is the core of the investment case for Lodha on Golf Course Extension Road.
