Palava Phase 2 is not a locality Lodha entered after it was established elsewhere; it is land the developer assembled and planned itself. Developed by the Lodha Group, Palava City spans approximately 5,000 acres and is strategically located between Thane, Navi Mumbai, and Kalyan. The township was established in 2009 and had a population of roughly 200,000 by 2023. The project sits inside the Antarli pocket of Phase 2, at pin code 421204. It is an under-construction project with possession scheduled for 2027, and flats start from ₹1.08 crore. Education is similarly clustered close by: Palava runs five operational schools across boards, including Lodha World School and The Shriram Universal School.
Phase 2's road access already runs through Kalyan-Shil Road, but the more significant story for a long-term buyer is what is being added around it. Third-party listing platforms place entry pricing for Lodha's Olivia-branded towers in Phase 2 in a fairly tight band, generally between roughly ₹87 lakh and ₹1.12 crore for 3 BHK configurations, with price per square foot starting around ₹11,000. One tracked micro-market within Palava, Khoni Gaon Naka in Dombivli, has shown property prices rising 16.5% over the period 2021 to 2025, consistent with Phase 2's transition from an emerging pocket to an established address inside the township. Company-wide, this reflects a broader growth pattern: Macrotech Developers registered a 20% growth in sale bookings to a record ₹14,520 crore in FY24, with guidance of 21% annual growth to ₹17,500 crore for the following fiscal.
Palava is one part of a larger portfolio Lodha has built across the Thane belt. Its affordable and mid-income housing projects in the region include Upper Thane, Amara, Lodha Sterling, Lodha Luxuria, Crown Thane, and Lodha Splendora, alongside Palava itself.
